Middle Eastern Restaurant Coming To Roosevelt Island Reports RIOC Director During Real Estate Committee Meeting This Evening - UPDATE, REPORT PREMATURE, NO LEASE SIGNED YET
During this evening's Roosevelt Island Operating Corp (RIOC) Real Estate Advisory Committee meeting, RIOC Director Howard Polivy provided an update on Main Street Retail Master Leaseholder Hudson Related's leasing efforts.
According to Mr. Polilvy, Hudson Related is bringing a Middle Eastern restaurant to Roosevelt Island. No further details about the restaurant are known yet.
Mr. Polivy noted that the storefront signage will not be the blue on grey as shown in the prototype

but will have visible colors and the signage will be lit at night.
Also being pursued by Hudson/Related and RIOC is the way finding signage as reported in this previous post.

I am a little disappointed with the ice cream/sweets store. The baked goods are way overpriced ($4.50 for a cup cake?) and the ice cream is okay but a bit pricey. If those things were made on premises I'd be okay with the pricing but they are obviously bought wholesale and this is no Crumbs or Sprinkles or Haagen Dasz.
I agree. The products don't need to be made on-premises (that would demand a different kind of owner -- someone with a passion for whatever s/he was making) but they could be sourced from some place better. I was worried about this when I saw the photos on the website of very ordinary commercial products. Even that would be all right if the prices were commensurate, but they are not. They are charging high-end prices for low-end goods. I e-mailed the owner after the first photos appeared to tell him that I hoped he would be offering something distinctive. He didn't seem to understand what I meant.
The store is cute, and I wish it sold something I wanted to buy.
You'd think so, but I still remember the store's last incarnation. If they succeed in filling the space, they should also try to make it viable -- stocked with bottles that people actually want to buy, or it will fail.
True, from what I know (haven't been on the Island long enough) the old one basically closed because of back taxes and other shady things. Personally, I would love to see an awesome liquor/wine store where the Starbucks is right now - that would be the best location possible for it. Down Main St. puts it a bit out of reach of South Town, Octagon and even Manhattan Park residents, in the sense that when you are coming home from work, what is faster - stop off at the liquor store right on the way home to the subway/tram, or take the subway/tram to RI and then go out of your way over to it.
I really think a cool coffee/cafe liquor store combo would be the best thing over at the Starbucks - during the morning/day you have people coming in for coffee/etc., and then, since the vast majority of traffic goes through the tram/subway, you have an easy, convenient location on the way home to buy wine/etc.
Either way though, with the proper store and prices, it should make bank anywhere it is located on Main St./Southtown. Given how crazy the markups are on wine in Manhattan (and even Queens/LIC), it shouldn't be too hard to do ;)
I think what happened at the old store was that the owner died and an incompetent relative took over.
Yeah, basically, that is what I had heard, too, with the incompetent relative closing due to back taxes (that I assume they didn't file). That said, you never know - the relative might not have really wanted in the first place. Still saying though, excluding gross incompetence, a nice wine/liquor store here would be gold.
But even before the original owner died the liquor store was never a great place to buy a bottle or two. For emergencies, yes, but other than that it was already pretty bad.
I agree. I hope that the new owners (if they exist) are imaginative enough to set up a good store even though it's on Roosevelt Island.
The Sweet Shop cannot bake on premises. They have real prices. There is a myth that everything on the island has to be cheap. They have a great cup of coffed for $1-. The pastries are fresh daily and delicious.
The liquor store was in giant debt to RIOC for back rent and owed NY taxes. The business was seized and auctioned.
The former owner was ill and could not take care of the store and should have closed way before he died.
Any new wine and liquor store will do very well on the island.
And yes, the residents of RIverwalk and the north buildings may just have to visit Main Street to do some shopping!!!!
$4.50 is too much for those cupcakes. The only place that sells cupcakes for even more is probably Dylan's Candy Bar. Other than that I would bet that the Main Street Sweets has the second most expensive cupcakes in NYC. That price is not justified.
Ice cream is on par with other places, so no complains here. I am just saying that Scott's store just doesn't have the brand to ask for such high prices. So far, I'd be surprised if he will last for long - let's hope that spring and summer will turn business around.
I didn't interpret Judy's comments as referring to "class warfare" or differences at all - all she was saying was that Main St is "out of the way" for someone from Southtown or Octagon; it's not near the train or tram stations and it's not near their buildings. If there was a bike rack or racks on Main St, the trip to Main St is about a minute from either end of the island. Of course, it would have to be worth it to travel to or visit Main St as opposed to going off-island to find excellent baked goods or wines. More likely, if there isn't a compelling reason to patronize these shops on Main St, then residents will just continue to pick foods/desserts/wines up in the City on their way home from work. Island residents may prefer to ride or drive into Williamsburg or Greenpoint for "foodie"-type treats and unique brews. I think the expensive cupcakes at Main St Sweets is a reflection of the rent required by Kramer/Hudson & Related. And I agree - Coach Scot has to find a "balance" point whereby he can make money on selling baked goods but still sell them at a price that seems fair considering the goods are only commercially baked, basically "generic" cupcakes - i.e. nothing special. According to the Costco website http://www2.costco.com/Common/Category.aspx?cat=8226&eCat=BD_767%7C7446%7C7582%7C8226&whse=BD_767&topnav=bd&hierPath=7446*7582*8226*&lang=en-US, you can buy half a dozen large bakery muffins in flavors such as almond poppy seed or blueberry for less than the price of one cupcake at Coach Scot's. This gives you an idea of what the actual purchase price of each muffin might be for Coach Scot: $4.26 divided by 6 = 71 cents. If Coach Scot is sourcing his cupcakes from a similarly priced commercial bakery, then he could sell his cupcakes at approximately double the price he's buying them for, $1.49, and still make a nice profit on each cupcake. At least he should lower the price per cupcake to $1.99 - that sounds about right, given that the muffins are only "generic", not specially baked with a lot of labor and ingenuity devoted to them.
YetAnotherRIer, I agree with CheshireKitty that her comment wasn't about "class warfare". However, the complaints about having nice storefront and decor (done very nicely at Main Street Sweets) and upscale, higher quality items (also done nicely at Main Street Sweets) were complaints that mostly originated outside Northtown. Many of us said: to get that decor/quality/etc., it has to be priced higher to accommodate Kramer's higher market rate rents.
So y'all pretty much got what you want. And instead of people who can't afford the higher prices, it's the people who can afford the higher prices saying it should be cheaper (which means the store won't be able to do business at a level to pay the Kramer rents).

In other words, if you're going to put merchants into Northtown, then the customers (largely) will come from Northtown, whose tenants have less spending power.
I'd say, I Told You So, but I was wrong (and surprised) about one point: I expected that those with higher incomes would pay Manhattan rates for Manhattan quality, but that (it turns out) is not so.
