smoothies, tea and Acai bowls.

in the former Nail Salon Space next to Starbucks.

According to this press release from Main Street Retail Master Leaseholder Hudson Related:
Hudson Related Retail LLC today announced the signing of Jupioca, a new juice, smoothie and tea shop to a 10-year, 700-square foot lease at 455 Main Street, located in the retail portion of the Riverwalk Place Apartments in a space previously housing the Swan Nail Salon. The addition of Jupioca will add to the growing, eclectic mix of storefronts on Roosevelt Island. Jupioca at 455 Main Street is expected to open in spring of 2019. Jupioca will serve juices, superfood green smoothies, protein shakes and Acai bowls, inspired by high-quality, fresh and nutritious natural ingredients.

“Jupioca will be a fantastic complement to the other offerings on the island,” said Alex Kaplan, Project Manager at The Hudson Companies. “We are glad to have quickly occupied the former nail salon space with a new and exciting option for Roosevelt Island residents and visitors.”

“We are committed to introducing every American to incredibly nutritious drinks so that everyone can enjoy their benefits,” said Jin Zheng, owner of Jupioca. Just make our no-sugar, highly nutritious drinks a part of your daily routine and see the incredible difference they make to your lifestyle. And we are so happy to announce- we are going to have Thai Roll Ice cream, a very popular frozen dessert in Asia!”

Jupioca’s drinks will be sourced daily from fresh and locally grown vegetables and fruits. The drinks will support healthy diets, and help to detox and cleanse the body. With this lease signing, Jupioca adds to their eight locations in throughout Manhattan and Brooklyn.

Joshua Strauss and Alex Arsenis of RKF represented both Hudson Related Retail LLC and Jupioca in the deal. The nearby Shops on Main also feature a salon, dry cleaner, wine shop, diner and Chinese restaurant, all of which add to the variety of retail along the corridor.

In March of 2018, Lisa Management, the property management arm of The Hudson Companies, Inc, took over all marketing and leasing for the remaining available storefront at the Shops on Main retail corridor. Since then, Lisa Management has signed two new retail tenants: the forthcoming Liukoshui hot pot restaurant and PupCulture pet care and spa service.
Hudson Related's Alex Kaplan adds:
We are looking forward to a spring/summer 2019 opening for Café Eleanor and Hot Pot.

We are still searching for a new user for the former Riverwalk Bar & Grill space.
I asked Hudson Related regarding status of Mexican restaurant Onda which was supposed to open in 2016 but was last reported in March 2018 to still be working on obtaining their permits. Rumors are that Onda will not open but Ms Kaplan did not respond to inquires about Onda.

Also, as reported earlier today. the Dayspring Church was evicted from its stone cottage last week and the Roosevelt Island Islamic Society leased space in the former Cabrini Chapel.

Roosevelt Island Restaurant Update - Activity Spotted Inside Former Riverwalk Bar & Grill, But Not A New Tenant, Just Removing Old Equipment

The Roosevelt Island Rivewalk Bar & Grill closed for good last Labor Day and since then residents have been hoping to see a new restaurant take its place. But so far nothing.

There was a glimmer of hope yesterday when activity was seen inside the former Riverwalk Bar space.

Another resident reported:
Activity at Riverwalk Bar and Grill as of 6:15 pm.

At least 10 people inside milling about.

Aluminum patio chairs are loaded in truck parked on path to subway.
But the hope was dashed when one of the former owners was spotted today having equipment

removed from the restaurant

and carted away into a truck

with a sign saying they buy used restaurant equipment.

Yesterday I asked the landlord for the space, Hudson Related:
Any update on new tenant for Riverwalk Bar.

... Or other retail tenants- Hot Pot, Eleanor Cafe, Mexican restaurant?
Will update when info received.

Roosevelt Island Riverwalk Bar & Grill Closing Confirms Landlord Hudson Related - Space Being Shown But No New Lease Signed Yet

Rumors have circulated for some time that the Roosevelt Island Riverwalk Bar & Grill

would be closing or changing ownership.

The Roosevelt Island Daily reported this past Saturday:
Sources tell The Daily that Riverwalk Bar & Grill, Roosevelt Island's most popular venue for food, drink, casual get togethers and business meetings, plans to shutdown operations as of the close of business on Monday, September 3rd, Labor Day.

Nothing official has been announced, but our sources say that the restaurant has been or is about to be taken over by new owners, and renovations are being planned that include eliminating the deli section....
I asked the restaurant's landlord, Hudson Related's David Kramer if:
... the Riverwalk Bar & Grill is closing on Monday and that new ownership is taking over the restaurant.
and:
... Have you been informed and approved of the new ownership?...
Mr Kramer replied today:
Correct that they’re closing. We’re showing the space but haven’t finalized a lease with a tenant yet.
Riverwalk Bar & Grill opened in June 2009. I asked Riverwalk Bar & Grill

owners to comment but have not received a reply. Employees who were asked this weekend if the restaurant was closing on Monday said they had no idea and were not told anything by the owners.

UPDATE 9/4 -The Riverwalk Bar & Grill is closed for business as of today. This sign

Roosevelt Island Luxury Rental Building Residents Without Gas Since September 8 Due To Piping Replacement - Developer Hudson Related Providing Residents Complimentary Breakfast And Dinner From Riverwalk Bar & Grill

Residents of Roosevelt Island's newest luxury rental building, Riverwalk Point, at 480 Main Street, have been out of gas service since September 8. Last week, a Roosevelt Island tipster shared this photo of temporary gas trailer parked in front of 480 Main

and reported:
Emergency gas supply now on 5th day..no cooking in building, Riverwalk Bar & Grill has been on contract supplying breakfast and dinner.
In response to my inquiry about the gas outage, a Riverwalk Point resident replied:
It has been 10 days (since the 8th), we didn't have hot water for 3, but they brought the generator pictured above last Saturday to heat water. On last report Con Ed will be here early next week to inspect and they warned us it may be a few days after that before the safety check is done. There was a gas leak in one of the mechanical rooms. Related has been providing continental breakfast and dinner for the building since last week. Riverwalk Bar and Grill has been supplying all of the food.
Yesterday, I asked Hudson Related's David Kramer, developer of Riverwalk Point:
I understand there was a gas leak at Riverwalk 480 Main Street and that residents have been without gas service for the last 10 days.

Also, due to the gas leak, residents have not been able to cook.

Is that true?

Any statement from Hudson Related on matter including when there will be a return to normal gas service.
Mr. Kramer replied:
We determined that some gas piping needed to be replaced in the gas meter room of Riverwalk Point. The work itself doesn't take particularly long, but there is extensive coordination necessary with both DOB and Con Ed. In the meantime, we've been providing some light fare for the residents at breakfast and dinner to minimize their inconvenience, and we've handed out free electric hot plates for resident use. Needless to say, we are communicating with residents daily about the progress of the coordinating efforts with the agencies.
Riverwalk Point opened on Roosevelt Island in the summer of 2015. Hudson Related plans 2 more buildings (Riverwalk 8 &9) to complete the Riverwalk development in Southtown. Mr Kramer described the placement of Buildings 8 & 9 from the top of Riverwalk Point

during its 2014 construction topping out ceremony.

Four Freedoms Democratic Club Hosting Meet And Greet With Roosevelt Island's NY State Senator Jose Serrano Tuesday October 27 - Discuss #NYSpeakUp Again Domestic Violence And Other Issues

Are you interested in Democratic Party politics and wish to meet like minded folks? If yes, come join the Four Freedoms Democratic Club members Tuesday, October 27 to meet and greet NY State Senator Jose Serrano at the Roosevelt Island Riverwalk Bar & Grill (425 Main Street).

According to the Four Freedoms Democratic Club:
The Four Freedoms Democratic Club is hosting a Meet And Greet With Roosevelt Island's NY State Senator Jose Serrano Tuesday

On Tuesday, October 27th, at 7pm, the Four Freedoms Democratic Club gets back into its regular last-Tuesday-of-the-month event with a meet and greet with Senator Jose M. Serrano!

Come over and say hi to the Senator, have a discussion about what he has been working on and hear more about what the Senate Democrats have planned over the upcoming year.

There is no cost for this event and the bar will have its regular menu available.
Earlier this month Senator Serrano announced a social media campaign for National Domestic Violence Awareness Month in October.
According to this press release from Senator Serrano:
... Every day in October, Senator Serrano will be posting facts, stories, articles, and resources relating to domestic violence across social media. All of these posts will use the hashtag #NYSpeakUp. The Senator is encouraging everyone who is affected or knows someone affected by domestic violence to add to the conversation online by using the hashtag. These posts will be an effort to spark a conversation and shed light on an issue that too often goes unmentioned.

“We have a responsibility to address the unfortunate reality of domestic violence and assist domestic violence survivors as they move forward with their lives,” Senator Serrano said. “Often times victims of domestic violence are afraid to speak up and feel alone in their struggle. In fact, only an estimated 25% of all female domestic violence assaults are reported to the police. It is my hope that we can harness the power of social media to give a voice to those that are suffering in silence. By speaking up, we can show our friends, family members, and neighbors that they are not alone and that there are resources available to them.”

Domestic Violence accounted for more than 25% of reported physical assault cases in New York State during 2012. According to the National Coalition Against Domestic Violence, 70% of domestic violence incidents go unreported. Survivors of domestic violence often suffer more than just physical injuries, survivors are often faced with mental and emotional trauma. Children who witness violence in the home, including its aftermath, can suffer severe emotional and developmental challenges that are similar to those who have been abused directly.

“The Mayor’s Office to Combat Domestic Violence (OCDV) applauds Senator Serrano’s #NYSpeakUp campaign, which not only helps draw attention to Domestic Violence Awareness Month, but also helps disseminate crucial resources and information to victims of domestic violence, their supporters and advocates. Since the start of Mayor de Blasio’s administration two years ago, intimate-partner homicides have fallen by 25% in New York City. So much of this is due to awareness. We at OCDV thank Senator Serrano for being a strong voice and an active participant in the campaign to end domestic violence in our City. He is a true UpStander,” said Mayor's Office to Combat Domestic Violence (OCDV) Commissioner, Rosemonde Pierre-Louis....

More info on the Four Freedoms Democratic Club available at their web site and Facebook page.

Also, Roosevelt Island's NYC Council Member Ben Kallos announced the launch of a domestic violence and family law clinic. According to this October 22 press release:
A domestic violence and family law clinic was announced yesterday by Council Member Ben Kallos to be offered in his district office in partnership with the Urban Justice Center (UJC). Occurring the second Monday of every month, the clinic will offer constituents the opportunity to meet with a staff member from UJC's Domestic Violence Project to discuss issues including child custody, divorce, identity theft, and domestic violence. Council District 5 residents can reserve hour-long, one-on-one appointments through the Council Member's office. The first session will take place on November 9th from 2pm to 6pm....

...Residents of Council District 5 who are experiencing a family law issue or would like to refer someone for assistance can contact Council Member Kallos’ office at 212-860-1950 to schedule an appointment to meet with a UJC representative. The Council Member’s office is a safe place and appointments will remain confidential....

Outdoor Seating At Roosevelt Island Riverwalk Restaurants During NYC Local Law 11 Building Facade Work Discussed By RIOC Operations Advisory Committee Yesterday - What's The Deal?

As previously reported, the Roosevelt Island Riverwalk Building are surrounding by scaffolding to protect passerbys from falling debris as Local Law 11 facade work is done on the exterior of the buildings.

Image Of Riverwalk 455 Main Street Facade Work

According to Habitat Magazine:
New York City's Façade Inspection Safety Program (FISP), also called Local Law 11, requires that owners of buildings with more than six stories undergo an exterior inspection every five years....
and the Department of Buildings:
... created and implemented the law in 1980 — then called Local Law 10 — in response to the 1979 death of Barnard College student Grace Gold when she was struck by masonry falling from a building façade in Manhattan. More recently, on August 1, 2013, Jennifer Rosoff fell to her death from her 17th-floor condominium at 400 East 57th Street after the 78-year-old aluminum railing on her balcony gave way. The railing was installed in 1931 without welded rivets, and the non-welded rivets popped out....
The facade work has meant that outdoor seating at Riverwalk restaurants

is not available or limited to certain times upsetting some residents.
The NY Times reported yesterday on a tragic incident Local Law 11 facade work is intended to prevent. According to the NY Times:
... On Sunday morning, Susan Frierson, 60, was outside the building with her granddaughter, Greta Greene, 2, when a piece of decorative terra-cotta windowsill broke free eight stories above. Both were struck, Greta most seriously. After hours on the operating table at NewYork-Presbyterian Hospital/Weill Cornell Medical Center, doctors could not save her. She was pronounced dead on Monday.

New York has a strict facade-inspection law, but Greta’s death was a reminder of that law’s limits,...
During yesterday's (May 18) Roosevelt Island Operating Corp (RIOC) Operations Advisory Committee (full audio web cast of meeting), RIOC Director Margie Smith asked about the status of Riverwalk restaurants outdoor seating during the local law 11 facade work.. RIOC President Charlene Indelicato said that she was told by a Hudson Related Representative that for safety reasons outdoor seating would not be available at Riverwalk restaurants under the scaffolding

Image of Riverwalk Bar & Grill Seating Under Scaffolding From Several Weeks Ago

during the time facade work is being done but can be available after 4:30 on weekdays and on weekends.

Here's the discussion.

Recently, I have noticed that the seating is not available under the scaffolding.

Roosevelt Island's Riverwalk Bar & Grill Chef Ally Gangeri Profiled - Get Up To Half Off Coupon For Her Restaurant Too

Fameology profiled Roosevelt Island Riverwalk Bar & Grill and Ally Cakes Chef Ally Gangeri yesterday in an article titled :

A “Sweet Genius” on Roosevelt Island
According to Fameology:
Chef Alyssa Gangeri is used to offbeat requests from customers through her specialty business, “Ally Cakes.” She has made custom confections in the shapes of guitars, basketballs, and even boxing gloves. While there’s an occasional special request for a unique filling or icing, most are the usual chocolate and vanilla. But when one “customer” requested duck fat as a mandatory ingredient, Gangeri was thrown off.

Duck fat was one of the required ingredients during Gangeri’s stint as a contestant on the first season of the Food Network reality show “Sweet Genius.”...
and:
... Gangeri, 28, is the type of woman who reaches to shake your hand while she’s still ten feet away. She is the Executive Chef at the River Walk Bar and Grill on Roosevelt Island. She opened the casual restaurant with her boyfriend in 2009. She also continues to runs her own custom cake business, Ally Cakes, and consults for a hotel in Florida....
Click here for the entire Fameology article and Ms. Gangeri introduces herself here on Sweet Genius.

Interesting article from Techcrunch on the business model for restaurants using Groupon coupons. Are Groupon coupon buyers existing customers looking for a discount or will the discount draw in new customers who will become regulars?

The Street TV's Jim Cramer does not think much of Groupon's business model.

A Little Roosevelt Island Friday NIght Music With Palmer Egan At Riverwalk Bar & Grill - Also, Scientific Cure For Hangover?

Enjoyed listening to musician Palmer Eagan last Friday night at the Riverwalk Bar & Grill. Mr. Egan performed solo but he is also a member of Smoke and Mirrors, a Cape Cod based acoustic pop rock band. According to the Smoke and Mirrors web site:

Smoke and Mirrors is a vibrant acoustic pop rock band that's causing quite a stir on the local Cape music circuit! Smoke and Mirrors combines ear-catching melodies with a fueled rhythm section. This band produces a sound that can be compared to John Mayer, Dave Matthews, the Goo Goo Dolls, and Eagle Eye Cherry. They are a fresh, confident, and up and coming acoustic pop rock trio that is currently booking!

Hope to see more of Mr. Egan at Riverwalk.

Also, in the unlikely event that you may have had a little too much to drink at the Riverwalk or elsewhere, here are some scientific suggestions to minimize the hangover.

Suction Cup Travelling Pillow Idea Submitted To Quirky By Roosevelt Island's Riverwalk Bar & Grill Owner - A New Infomercial Star Is Born?

Entrepreneurs never stop having ideas and are always on the prowl for the next great product or solution to a problem. Jonathan Hoo is an entrepreneur and owner of Roosevelt Island's Riverwalk Bar & Grill. He has an idea to help travelers on a plane, train or bus fall asleep more easily and submitted the idea to Quirky. Mr. Hoo explains his product:

... The Suction Pillow sticks to the wall of a plane, the window of a bus or car and doesn't fall on the floor or slip out from under your head. The problem with pillows on planes these days is that they don't stay stationary. They slip out from your head, typically into the seat behind you or onto the floor. The suction pillow, on the other hand, like faithful dog, will always be there for you...

You Tube Video of Jonathan Hoo on Quirky

Here's more on Quirky.

Keep those ideas flowing Mr. Hoo.
