Roosevelt Island Urgent Care Medical Facility Opens On Main Street Today - Service Available 7 Days A Week

The Roosevelt Island Urgent Care medical facility


at 520 Main Street opened today. Roosevelt Island Urgent Care is open 7 days a week, 8 AM - 8 PM Monday - Friday and 9 AM - 6 PM Saturday and Sunday. Phone # is (646) 977-7974.

Roosevelt Island Main Street Retail Update - New Ethnic Restaurant About To Sign A Lease, Pop Up Art Gallery A Success, 503 Main Street Cafe Gets Liquor License, Nisi (Trellis) Waiting For Fire Department Approval & More

The Roosevelt Island Residents Association (RIRA) Main Street Retail Advisory Committee (MSTRAC) met October 11 with Hudson Related representative Alexandra Kaplan and Cushman & Wakefield retail broker Michael Azarian for an update on Main Street leasing progress.


RIRA's MSTRAC Chair Anne Kanninen provides the following summary of the meeting. According to Ms. Kanninen: 
Trellis (Nisi) is scheduled for fire department inspection to be able to start its operations. The waiting list is long, we were told, therefore impossible to say when the restaurant will open.

Urgent Care is looking for practitioners for the space which will require some negotiations and legal work before opening. At this point unclear when the place opens.

The PopUp Gallery has been very successful and this model of operation will be used for other business ideas in the future.

503 Main St. Cafe ( at the south end of Rivercross) has applied for liquor license to serve beer and wine on the premises. Their business model consists of offering coffee and breakfast in the morning, lunch in midday and beer/wine combined with light snacks during the evening hours. There will be no cooking in the premises, the food will be mainly salads, crepes and similar produce.

The owners are the same people who also own the Wholesome Food Factory and the model for this particular Cafe is “Carnegie Cup Cafe” on upper east side (88St.& Park Ave.) Since the Cafe is located in a residential building the opening hours will take that fact into consideration.

548 Main St. (the former bakery space) is/will be leased very soon for an ethnic restaurant. Since the lease was not yet signed when we had our meeting Azarian did not reveal to us what kind of ethnic food it will be. The food will be prepared in that space and there will be sit down tables despite the fact that the space is small.

To attract more businesses to the Main St., Hudson has started to improve the vacant spaces. Some of them have been painted white to create so called “white box effect” and you can see the effect for example the PopUp Gallery. These spaces include 507, 521, 544 and 563 Main St.

Both Kaplan and Azarian mentioned that Hudson has been generous and has provided allowances for the tenants in addition to other negotiations regarding rents and some infrastructure improvements on the space.

It appears that the Main St. is becoming more active.

Next meeting will be in December.

Nisi is working on scheduling their fire department inspection (a date has not already been assigned)

As of 10/13 the café at 503 Main St. was approved for a liquor license by Community Board 8.
The new Art Gallery at 507 Main Street is owned by Roosevelt Island resident Paul Calendrillo.

UPDATE 4:25 PM - A tipster adds regarding the liquor license for 503 Main Street Cafe:
The approval of the license on October 13 was only by the Street Life Committee of CB 8.The full board will vote Wednesday night and then State Liquor Authority must approve.

Roosevelt Island Main Street Retail Update From Hudson Related And Leasing Broker Cushman & Wakefield - Latest On Trellis Opening, Urgent Care, Possible New Food/Coffee Shop Operator & More

The Roosevelt Island Residents Association (RIRA) Main Street Retail Advisory Committee (MSTRAC) met May 12 with Hudson Related representative Alexandra Kaplan and Cushman & Wakefield retail broker Michael Azarian for an update on Main Street leasing progress.

RIRA's MSTRAC Chair Anne Kanninen provides the following summary of the meeting. According to Ms. Kanninen
Summary:

Cushman & Wakefield (C&W) is negotiating a lease regarding the space at 501 Main St. with a light food/coffee shop operator. C&W feels very positive and under the best scenario if the deal is successful the operations would start in the beginning of next year.

Nisi (new name of Trellis Diner) is expected to open in June. There was a discussion about possible price increases and Mr. Azarian told us that Nisi is supposed to stay as a diner meaning huge price increases are not expected. He also informed us that the company (Nisi) appears to have deep pockets and can easily carry the one and a half year losses from the renovation/construction.

Mr. Azarian also told us that there are several companies interested in coming to the island but many of them are not financially sound or do not have successful track records, thus cannot be considered as tenants....

... 544 and 548 Main St. spaces are marketed as good sites for food business. Now when Trellis became clearly Mediterranean Nisi (Island in Greek) maybe some other than Mediterranean food restaurants would be attractive thus expanding the variety of food offerings on Roosevelt Island.

The CDM Kids pre-school continues to operate on a reduced schedule because the required window screens are still missing.

It was explained by both Ms. Kaplan and Mr. Azarian that the delays which for example the Urgent Care has experienced are very typical right now in the city due to high number of buildings constructed affecting Con Edison’s and the Department of Building inspections and certifications.

It was mentioned by Anne Kanninen who visited the Urgent Care site today that there appeared to be a dentist’s chair in the premises. It seemed that Ms. Kaplan did not know anything about a plan that included a dentist in the urgent care operations since the island already has a dentist.

The Urgent Care space consists of several treatment rooms which were already partially furnished with treatment tables. The clinic is a major investment for the owner(s).

According to Ms. Kaplan and Mr. Azarian the clinic will open any day now.

Ms. Kaplan told us that the directional signs are under discussions with RIOC.

There was a request once again to place the benches to the walls of the buildings on the Main St. so that people could face Main St. Ms. Kaplan promised to look at the issue and maybe something could be done.

There was a complaint about the lights which are out in the arcade. Ms. Kaplan promised to take care of the issue.

The wall next to the subway entrance has become a messy bulletin board which could perhaps be better organized and cleaned. There was some opinion differences regarding this issue.

The rotting cement walls under the windows on the the Roosevelt Landing side will be taken care according to Ms. Kaplan.

There was a question of a temporary art gallery filling the empty spaces on the Main St. Both Ms. Kaplan and Mr. Azarian thought it as a good idea but did not elaborate further except that they are discussing with the person who wants to do it.

Wholesome Food is doing very well which we all can easily verify just visiting the always packed store. According to Ms. Kaplan the Subway store, Deli, Liquor store and Ice cream parlor are performing well as well. However, Ms. Kaplan’s analysis is based only on paid rents which tells only the partial story of a company’s performance. H-R does not have access to the lessors’ financials.

H-R and RIOC have started discussions about the two new buildings which will be built on the east side of Southtown. Both of the buildings are going to be rentals and building no. 8 is planned to have large number of affordable apartments. These discussions typically take a year or two. The next building’s start up will be in two to four years according to Ms. Kaplan.

Cynthia Ahn had been talking with Ms. Kaplan earlier about some kind of leaflet to be distributed to the Southtown residents to promote the businesses in the Northtown. This issue was not really discussed in the meeting despite the fact that Cynthia tried to take it up with Ms. Kaplan.

It was decided that the quarterly meetings with MSTRAC, Hudson-Related and Cushman - Wakefield will continue but timing will be switched to 9 am.
Following up on the Roosevelt Island retail meeting discussion, Cushman & Wakefield's Michael Azarian reports about the renaming of Trellis to Nisi:
Hudson Related spoke to Trellis. It has yet to be confirmed that they are changing their name to Nisi, but it is presently being discussed. Also, Trellis' lease states that they must remain a "first class diner." Trellis is finalizing their new menu now, but they are maintain the position that they will be an "upscale diner" with quality options.

Hudson Related spoke with the Urgent Care tenant. That chair you saw is not a dentist chair. It is for sutures and people with broken arms!

There is not a definite date yet announced


for the Grand Re-Opening but it should not be much longer. Hope to have more information on re-opening next week.

In other Roosevelt Island Main Street retail news, the Union Medical Urgent Care facility, located in the former Thrift Shop space is expected to open in the next few weeks.

What's The Deal With Roosevelt Island Main Street Retail - Full Update From Master Leaseholder Hudson Related & Broker Cushman & Wakefield Begins Roosevelt Island Re-Branding To Retailers

As reported September 17, Roosevelt Island Main Street Master Retail Leaseholder Hudson Related hired Cushman & Wakefield as the new leasing broker to try and rent the long vacant Roosevelt Island Main Street stores.

The Roosevelt Island Residents Association (RIRA) Main Street Retail Committee met September 25 with Hudson Related representative Pedram Mahdavi and Main Street Retail Stores new leasing broker Michael Azarian from Cushman & Wakefield to get a status update.

I asked Mr. Azarian how Cushman & Wakefield will market Roosevelt Island Main Street stores to retailers and overcome the problem of potential store owners coming to Roosevelt Island on a weekday afternoon and seeing very few people on the street.



Mr. Azarian and Mr. Mahdavi spoke with the RIRA Main Street Retail Committee for about an hour.

According to Ms. Rosenberg:
Both the urgent care and the daycare are expected to open in October. I believe Trellis is a bit behind them.

We are working with the Cushman and Wakefield team as our new brokers on Main Street. They should have new signage up this week.

Roosevelt Island Main Street Retail Update On Vacant Storefront Windows, Pop Up Art, Urgent Care Facility Opening, Newstand Status And Trellis Construction - Also Goodbye Nonno's, Hello New Pizza From Piccolo Trattoria

During last night's March 19 meeting of the Roosevelt Island Operating Corp (RIOC) Board of Directors Real Estate Advisory Committee (full audio web cast here and here), RIOC Director Howard Polivy provided this update from Main Street Retail Master Leaseholder Hudson Related.



According to Hudson Related:

  • The new vinyl in vacant windows should be installed by the end of the week and should add to the attractiveness of the corridor experience.
  • The new art work in the old hardware store is getting installed this month and should also add to the attractiveness of the arcade area storefront windows. We are talking with RIVAA about changing the art work monthly, to keep it active and engaging as long as the installation runs.
  • We are looking into potentially getting another pop up art installation in one of the other vacant spaces, something that a resident brought up at the last meeting. This is in very early stages.
  • We should be done with our work at the Urgent Care space by the end of this month and turning over possession to the tenant who will be moving forward with the renovation work. We expect the Urgent Care to open this summer.
  • We are working on a renewal with Island Newsstand. We will know if they are staying or leaving by the end of this month. They are working out business plans before getting back to us.
  • Trellis is in the process of redesigning their bar area so they do not need to remove the structural wall they were previously proposing to remove. We are waiting to hear back from them when they will restart their work.
Also, as reported March 3, Nonno's Pizzeria was sold to long time employee Oscar and a partner. Yesterday the Nonno's Pizzeria sign was removed and up went


the sign for Piccolo  Trattoria.

I spoke with Oscar last night who promises a new menu in the next couple of weeks.

Latest Info On Roosevelt island Main Street Retail From Master Leaseholder Hudson Related - Trellis Renovation Delay, Possible Move Of Card Shop To Smaller Space, New Day Care Tenant, No More Summer Eleanor's Pier On Waterfront & More

Here's the latest on Roosevelt Island Main Street retail store news.

Main Street Retail Master Leaseholder Hudson Related's representative Arianna Sacks Rosenberg briefed and answered questions from the Roosevelt Island Operating Corp (RIOC) Board of Directors and members of the community during last night's RIOC Real Estate Advisory Committee meeting (audio web cast of meeting will be here).

The meeting began with RIOC Director Howard Polivy establishing the ground rules for the meeting and introducing Ms. Rosenberg.



Ms. Rosenberg reviewed progress made  to date including signing 9 new leases with these tenants:
  • Wholesome Factory,
  • New York Public Library,
  • Island Wines,
  • Subway Sandwiches,
  • Main Street Sweets,
  • Urgent Care Medical Center,
  • the Trellis and Gallery RIVAA renewals and
confirmed the signing of a new lease with a Day Care Center at 568 Main Street.

Ms. Rosenberg said they are talking with other retailers including restaurants and "non profit types" for the 6 existing vacant spaces.

Among the other issues discussed were:
  • Is the rent sought by Hudson Related too high for potential Roosevelt Island tenants? Ms Rosenberg said no.
  • Ugly empty storefront windows - asked Hudson Related to make windows more attractive with signage or temporary installations
  • Card and Gift Shop lease expired and being offered smaller space at 615 Main Street (former Boy Scout Storage Space) and 507 Main Street (former Chiropractor's office)
  • Roosevelt Island Residents Association (RIRA) Main Street Retail Committee input.

  • Ugly Trellis plywood construction shed,
  • Concern that Hudson Related leasing program is waiting for completion of Cornell Campus,
  • Bleak view down Main Street Arcade,
  • Deterioration Of Main Street Arcade, new paint is chipping,
  • Benches at Roosevelt Landings should be turned around facing street instead of facing building,
  • Fresh new sidewalks for Northtown, remove the Z Bricks,
  • Trellis renovation construction problems caused by discovery of unknown structural wall,
  • Perception by some that Hudson Related Main Street retail improvements were being done for the benefit of their Southtown buildings


  • Neither H-R, Trellis or Island House owner knew about the structural wall before demolition began and
  • New Day Care tenant at 546 Main Street is a woman who has operated day care facility in Roosevelt Island apartment but may not be currently doing so.


We also learned the unfortunate news that Hudson Related is not bringing back the Eleanor's Pier waterfront restaurant this summer.



I hope RIOC has some plans for bringing another restaurant or food service of some kind to the Pier this summer.

New Daycare Facility Coming To Roosevelt Island's Main Street - Update From Hudson Related On Roosevelt Island Main Street Retail Leasing And Wayfinding Signage At January 29 RIOC Real Estate Advisory Committee Meeting

Roosevelt Island residents are getting increasingly concerned with the lack of any recent progress in securing Main street retail tenants and with what appears to be the Trellis Diner renovation work stopping.

MJMNYC asks:
I haven't seen any activity recently at Trellis. Any idea on the progress of the remodeling?
Westviewer replies:
There are no permits posted on the DOB's website for Trellis. (There are DOB permits on the plywood panels, so something must have been filed.) Has anyone called the DOB?
and Ratso wants to know:
Does anyone know the disposition of the Urgent Care Unit that was scheduled for the former location of the Thrift Shop?
Here's some Roosevelt Island Main Street retail news. A lease has been signed for a daycare facility at 568 Main Street.

Hopefully, we will get more information about the new daycare facility, Trellis and other retail news from Main Street Retail Master Leaseholder Hudson Related during the Roosevelt Island Operating Corp (RIOC) Real Estate Advisory Committee meeting tomorrow.

Latest Info On Roosevelt Island Main Street Retail, Hudson Related's David Kramer Gives RIOC Board And Residents Update On Leasing Progress - Another One Or Two Years To Fill All Currently Vacant Stores

On July 30, the Roosevelt Island Operating Corp (RIOC) Real Estate Advisory Committee (audio web cast of meeting here) received an update on Main Street leasing progress from Master Retail Leaseholder Hudson Related's David Kramer.

Earlier that day, it was reported here that Hudson Related signed a lease with an urgent care medical facility for the space occupied by the St Cabrini Thrift Shop.

Mr. Kramer began the retail update with a summary of progress to date including:
  • the new urgent care facility,
  • possible relocation of the Thrift Shop to a smaller space,
  • the soon to open wine store,
  • Trellis renovation to begin in the Fall (hopefully in September),
  • looking for a new hardware store tenant,
  • frustrated with pace of RIOC's renovating windows for Public Library at 504 Main Ground Floor,
  • does not want to break up 2nd Floor of 504 Main Street for two tenants, seeking one tenant for entire floor,
  • Gallery RIVAA partnering with Cornell NYC Tech to share space and costs and
  • difficulty encouraging Southtown Riverwalk residents to walk north to shop on Main Street.

Mr. Kramer then spoke about (Part 2) the waterfront concession at Eleanor's Pier, hoping to make it a more permanent concession for next summer and creating Roosevelt Island way finding signage



followed by questions (Part 3) from RIOC Directors about:
  • a new bakery,
  • pressuring Trellis to start renovation or evict them (Trellis is technically in default under its lease for not starting renovation yet. Hudson Related expects them to start renovation in the Fall).
Mr. Kramer said that Hudson Related has not lost one deal because of asking for too much money and was willing to do a below market, loss leader deal, for the right tenant.



Mr. Kramer then took questions from residents (Part 4) about:
  • the Public Library,
  • flyers and "crappy stuff" on store windows,
  • cleaning up the stationary store (Mr. Kramer says they may be moved to another space),
  • desire of some for a pet store, ( H-R almost signed 2 different Pet Stores but it did not work out) and
  • Main Street restaurants (Rivercross will not allow restaurants needing ventilation in building).



and (Part 5):
  • Roosevelt Island Islamic Society seeking space at 504 Main Street Second Floor for Mosque and
  • co-working space for second floor of 504 Main Street.


And then the meeting was over (Part 6).



Mr. Kramer said that he believes it will take another one or two years for the 4 -6 currently vacant store spaces to be leased.
 ... We're going to continue along at a semi-sluggish pace and then something is going to tip...
Mr. Kramer encouraged residents to be ambassadors for Roosevelt Island and to tell favorite retailers that Roosevelt Island was open for business. Mr Kramer emphasized that there will no longer be sweetheart deals for politically favored tenants but that new leases will be based upon "market transactions."

New Roosevelt Island Main Street Retail Lease Signed - Hudson Related Announces Union Medical Urgent Care Will Occupy Thrift Store Space

will be taking over the space (approximately 3800 sq. ft) currently occupied by Saint Cabrini Thrift Store.

Arianna Sacks-Rosenberg of Hudson Related Retail - Shops On Main reports:
We have a new lease signed with Precious Care Management LLC, an urgent care operator. The same operator owns an urgent care facility in Fresh Meadows called “Union Medical Urgent Care.” The tenant did a stellar fit out at the Fresh Meadows location and they are planning to do a similar fit out at this new location on Roosevelt Island. Hudson/Related is very excited about this new tenant and the new service they will bring to Roosevelt Island and Shops on Main. The new tenants have a 15 year lease with a 5 year option. Work will begin in the space once The Thrift Shop moves out, by the end of this August, and the new tenant’s drawings are approved and permits are issued.

Hudson/Related is working with the Thrift Store on a potential alternative location.

As previously reported, Hudson Related's David Kramer will be providing the Roosevelt Island Operating Corp (RIOC) Board of Directors Real Estate Advisory Committee an update on Main Street retail leasing activity today in a public meeting starting 4:30 PM at the Child School gymnasium.
